What Gardnerville is

Gardnerville is the ranching town of the Carson Valley, an unincorporated census-designated place in Douglas County named for the cattleman John Gardner, sitting right up against Minden, the county seat. US 395 runs through the center of it, and State Route 207, the Kingsbury Grade, climbs west out of the valley to Stateline. The 2020 census counted 6,211 people in the CDP itself, at 4,751 feet, the highest stop in our service area. July highs run around 91, and the Minden cooperative weather station counts 55.5 days a year at 90 or hotter with 8.89 inches of precipitation, a warmer, wetter summer than Carson City’s despite the elevation.

The housing is a mix: older homes in the town grid, ranch properties on the valley floor, and subdivisions from the last few decades. The older stock and the ranch houses run coolers; the newer subdivisions mostly have refrigerated air, sometimes with a cooler alongside.

What fails on Gardnerville coolers

Valley-floor freeze. The Carson Valley is a flat basin ringed by mountains, and flat basins pool cold air on clear, calm nights. Minden’s station does not publish freeze normals in the NOAA set we use, so we run the valley on Carson City’s numbers, a 50 percent chance of the first 32 degree night by October 1 and a 90 percent chance by October 13, and go a few days earlier than that on the route. Late spring. Carson City’s 50 percent date for the last spring freeze is May 19, more than three weeks after the Reno airport’s April 26, and the valley floor runs later. Gardnerville start-ups are the last on the spring route, in the second half of May.

Well and town water. Gardnerville is not on TMWA, so the Reno hardness numbers on this site do not apply. Town water and the private wells on the ranch properties each have their own chemistry, and ranch wells are where we see the heaviest scale in the service area.
